1318 Macbeth Under Contract

I typed to soon in my previous post, as the status of the home at 1318 Macbeth Street has changed again. The home is now under contract. The home had been listed as “coming soon” on May 11, and then “temporarily off” the market on May 17.

This is an excellent example why buyers looking to purchase a home should enlist a buyer agent to represent them in their home search. This home, given the status in the multiple listing system, was not available for showings.  However, a buyer has it under contract, at what I expect to be a great price as this home was priced, in my opinion, below market value.

A buyer agent can use resources to find a properties that are not yet on the market. A few examples of finding a home not on the market yet include networking with other realtors to find properties that are not yet listed in the MLS, actively using the Facebook group available only to agents in NoVa for “Pre-MLS coming soon properties” not yet on the market, and in the case of the McLean Hamlet, contacting a realtor who lives in the neighborhood and sees home improvement projects underway, or coming soon signs in the yard.

In a market that favors sellers like the one we are currently experiencing, it is a true victory for a buyer to be able to purchase a home before other buyers are competing for it.  Kudos to the buyers of this property, and possibly their buyer agent if there is one, for securing a contract before the competition.
