Busy weekend in the McLean Hamlet with buyers visiting open houses.
There were lots of buyers interested in purchasing homes in the McLean Hamlet this past weekend. The photo above was taken outside an open house. The seller of that home reported they received 8 contract offers, and will be selling above list price.
All of the open houses were busy over the weekend. In my opinion, three of the homes were under-priced, and one was overpriced.

The home at 7820 Calpurnia Court in the McLean Hamlet has been listed for sale for $975,000. This renovated and expanded home sits at the back of a cul du sac on a wide and spacious half acre lot. It is open Sunday from 1-4 pm and listed by Weichert of McLean.
Another new listing in the McLean Hamlet will be open on Saturday. This home is listed by Long and Foster in McLean, and it is priced at $999,000. This price appears to be aggressively lower than market for a large colonial model with five bedrooms on the upper level. Expect this home to sell above the list price with a lot of buyer interest.
The home at 7920 Falstaff Road has been listed for sale this week by the Huckaby Briscoe Conroy Group of Keller Williams McLean. It will be open on Saturday from 1-3 pm.
The home is listed for $875,000. In my “McLean Hamlet Real Estate Guide”, this price is indicative of a home in mostly original condition, or a property that is more suited for construction of a new home.

The home at 1361 Macbeth Street will sell this week before going on the market. This home was intentionally sold off-market, as I’m told that the seller needed to move out quickly and did not have the resources to put the home in market ready condition. As a matter of fact, I received a call on December 28, 2018 from the listing agent looking for a buyer. I provided the name and number of the developer who constructed 1301 Macbeth.
The buyer of this home is represented by Bill Hoffman of Keller Williams McLean. I spoke with Bill and a new home is expected to be built on this lot. Last year, Bill helped a buyer who will construct a new home purchase 8111 Touchstone Terrace, which was owned by another KW McLean colleague.
The list price of 1361 Macbeth is $900,000. An update will be provided if the sale price is different than $900,000.
