I typed to soon in my previous post, as the status of the home at 1318 Macbeth Street has changed again. The home is now under contract. The home had been listed as “coming soon” on May 11, and then “temporarily off” the market on May 17.

This is an excellent example why buyers looking to purchase a home should enlist a buyer agent to represent them in their home search. This home, given the status in the multiple listing system, was not available for showings.  However, a buyer has it under contract, at what I expect to be a great price as this home was priced, in my opinion, below market value.

A buyer agent can use resources to find a properties that are not yet on the market. A few examples of finding a home not on the market yet include networking with other realtors to find properties that are not yet listed in the MLS, actively using the Facebook group available only to agents in NoVa for “Pre-MLS coming soon properties” not yet on the market, and in the case of the McLean Hamlet, contacting a realtor who lives in the neighborhood and sees home improvement projects underway, or coming soon signs in the yard.

In a market that favors sellers like the one we are currently experiencing, it is a true victory for a buyer to be able to purchase a home before other buyers are competing for it.  Kudos to the buyers of this property, and possibly their buyer agent if there is one, for securing a contract before the competition.

McLean Hamlet Updates

The inventory of homes in the McLean Hamlet remains low, but two homes have had status changes and are available for sale.  The home at 7728 Falstaff Road, which was listed on April 22, and went under contract on April 25, is back on the market at a new price.  The price of the home increased from $1,075,000 to $1,100,000. I have no explanation for the price increase, but it must have an interesting reason.

The home at 1318 Macbeth Street, with a list price of $915,000, had been listed as “coming soon”, and is currently listed as temporarily off the market. This home has four bedrooms, three bathrooms, and a two car garage on a relatively flat 1/3 acre lot.

Hamlet Resident Building New Homes for Sale Nearby in Falls Church

I mentioned in my previous post that the inventory of homes for sale in the McLean Hamlet is almost non-existent. However, that does mean that Hamlet residents are not selling homes. McLean Hamlet Yard Sale – Saturday, May 20, 8 am – Noon

Although the inventory of homes for sale in the McLean Hamlet remains almost non-existent, residents are cleaning out their closets, basements and garages in preparation for the annual community yard sale.  The event is scheduled for Saturday, May 20 from 8 am to Noon.

1308 Macbeth Under Contract

The new home constructed by Sekas Homes at 1308 Macbeth Street is under contract. The home, listed for $1,669,900, is scheduled to close at the end of May.

The home was on the market for 381 days, which is not an unusually high number of days considering that the home was listed for sale well before the existing home was torn down.  Demolition of the existing home at 1308 Macbeth took place in October, and the construction was completed a little over a month ago.  Below are photos of the home during the construction process.

7723 Timon Under Contract

 

The home at 7723 Timon Drive has an “Under Contract” sign in the yard. Observant readers will note that this home was not mentioned in a previous post on this site. The reason is that it was not listed in the multiple listing service. A local real estate agent who lives in the McLean Hamlet was contacted by another agent representing  buyers who sought to live in the Hamlet. The agent who lives in the Hamlet knew the family who inherited 7723 Timon wanted to sell their parents estate home, and she was able to work out a contract between the heirs and the buyers. Because the home needed to be updated in the kitchen and baths, it will sell below the market value, but the buyers will be able to select their updates, and they eliminated competition in a very hot market. Congrats to both agents for making this transaction happen.

Situations like this one are somewhat common. Earlier this year I sold a home nearby in Vienna before it was listed for sale in the multiple listing service.  There are often advantages for sellers to sell before going on the market.  In the case of the home I sold in Vienna, where I represented the buyers, the seller did not have to perform the many needed renovations that would bring the home up to ready to sell condition.  Thus, the seller was saved the headaches of dealing with contractors, as well as expenses of approximately $20,000. The buyers, in return, purchased a home under the market price, and were able to update the home in the manner they desired. Most importantly for my buyer clients, we eliminated the competition and a potential bidding war by purchasing the home off market, and well below the appraised value of the home. I learned about the availability of this home through another Keller Williams agent in my office. The home at 1329 Portia Place in the McLean Hamlet will be listed for sale around May 7, according to the listing agent, Tom Millar with Century 21.  The home will be priced at $1,039,000 when it hits the market. It is located on a cul-de-sac with three other homes, and is undergoing some renovations at this time.

If you want to purchase a home in the McLean Hamlet, and don’t have representation, don’t wait for a home to hit the market.
