8025 Falstaff Road Sells for 5% Above List Price

8025 Falstaff Rd in the McLean Hamlet sells for $942,000.

The home at 8025 Falstaff Road, listed for $899,000, on August 11, sold for $942,000 on September 18, 2017.  The home was on the market for just 4 days before selling well above the list price.

The home has been renovated extensively prior to being listed for sale.  This home is a just a few doors from mine, and I watched as contractors brought this home into ready to sell condition by refinishing the hardwood floors, updating the bathrooms, and completely renovating the kitchen with new appliances, cabinets, and granite counters. New Neighbors Sought in McLean Hamlet

I just sold this beautiful lakefront townhome in Reston for $800,000.  The buyers are my longtime neighbors in the McLean Hamlet, so I’m looking for not just one, but two sets of new neighbors.  I know of at least two homes that will be available for rent soon on my street.  If you know anyone who wants to rent a home in the McLean Hamlet, please have them contact me.

I was thrilled to help Rick and Lori purchase this home.  Lakefront homes in Reston are highly sought after, and we got this home under contract before it was listed in the MLS.  We eliminated the competition and got it for well below the appraised value.

Home sales in the McLean Hamlet are booming in 2017

Ten original McLean Hamlet homes have sold in 2017, with an average net sales price of $1,004,500.  A newly constructed home also sold for over $1,600,000, which is not included in that average net sales price.  These homes sold on average in just 9 days listed on the market.  In addition to these sales, there are three homes currently under contract that will close within the next few weeks.  These three homes were on the market for an average of 3 days, and averaged a list price of $1,048,000! These prices are almost unprecedented compared to previous years in the McLean Hamlet.

1301 Macbeth to be torn down

The Schnippel family, whom I believe are original owners of 1301 Macbeth Street, have sold their home to Evergreene Homes.  Evergreene plans to construct an Arts & Craft model home on the property with four bedrooms and three and a half baths.  The list price for the new home is $1,541,900.  Ground will be broken in August, with delivery expected in January. Check http://www.mcleanhamlet.info for more information and photos as construction gets underway.
