The home at 7724 Desdemona Court, currently on the market for rent for $4,995 per month, will be listed for sale by June 6, for a sale price of $1,274,995.  This home, which is a colonial with five bedrooms, three full bathrooms on three levels, and a two car garage is located at the back of a cul-de-sac.  It is currently listed as “Coming Soon”.

1308 Macbeth Sold for $1,625,000

The home constructed by Sekas Homes over the winter of 2016-2017 has sold for $1,625,000. The lot was purchased by Sekas Homes for $775,000.  Construction started in October and was completed in March.  It was listed for $1,669,900 when it went under contract on April 29.

I will update this post later with a photo, but a few moments ago a new listing hit the market in the McLean Hamlet.  Not often, but every now and then, an owner puts significant effort into increasing the size of their home, remodeling the floor plan, and finishing it with modern amenities and features.  This home is truly one that reflects that effort.

I typed to soon in my previous post, as the status of the home at 1318 Macbeth Street has changed again. The home is now under contract. The home had been listed as “coming soon” on May 11, and then “temporarily off” the market on May 17.

This is an excellent example why buyers looking to purchase a home should enlist a buyer agent to represent them in their home search. This home, given the status in the multiple listing system, was not available for showings.  However, a buyer has it under contract, at what I expect to be a great price as this home was priced, in my opinion, below market value.

A buyer agent can use resources to find a properties that are not yet on the market. A few examples of finding a home not on the market yet include networking with other realtors to find properties that are not yet listed in the MLS, actively using the Facebook group available only to agents in NoVa for “Pre-MLS coming soon properties” not yet on the market, and in the case of the McLean Hamlet, contacting a realtor who lives in the neighborhood and sees home improvement projects underway, or coming soon signs in the yard.

In a market that favors sellers like the one we are currently experiencing, it is a true victory for a buyer to be able to purchase a home before other buyers are competing for it.  Kudos to the buyers of this property, and possibly their buyer agent if there is one, for securing a contract before the competition.

McLean Hamlet Updates

The inventory of homes in the McLean Hamlet remains low, but two homes have had status changes and are available for sale.  The home at 7728 Falstaff Road, which was listed on April 22, and went under contract on April 25, is back on the market at a new price.  The price of the home increased from $1,075,000 to $1,100,000. I have no explanation for the price increase, but it must have an interesting reason.

The home at 1318 Macbeth Street, with a list price of $915,000, had been listed as “coming soon”, and is currently listed as temporarily off the market. This home has four bedrooms, three bathrooms, and a two car garage on a relatively flat 1/3 acre lot.
