According to the listing agent there were multiple offers on this home. The sale price is $40,000 more than the home next door that has more taxable living area than 1357 Macbeth. 1355 Macbeth was listed on February 11, and closed on March 3 for $885,000.
Both of these homes are evidence that the 2017 market is favoring sellers as inventory remains low at this price range in the Spring Hill area. The market to purchase a home in the McLean Hamlet the market moves fast. Be prepared before a home is listed. A “Coming Soon” sign is up in front of 7728 Falstaff Road in the McLean Hamlet. This home sold previously in 2013, and at that time it was advertised as a colonial with 4 bedrooms, 3 full and one half baths, with three finished levels. As a 20 year resident of the McLean Hamlet, I can attest that one of the top benefits of the neighborhood is the Hamlet Swim & Tennis Club (click on link to visit the Club’s website). I served on the Board of Directors for over 10 years at the Club while my young children participated in the swim programs, and my children have been employed at the club as lifeguards and entrance staff. Early this year there were six homes for rent in the McLean Hamlet. As of March 23, all of those homes have been rented. 1352 Snow Meadow Lane rented yesterday for $3,900 per month. The home had been on the market for 57 days.
A combination of higher than usual inventory and less demand for rental homes appears to have lowered the rental prices in the Hamlet somewhat. For example, 8003 Falstaff Road had rented for $3,800/month in 2015, and $3,650 in 2012, but rented for $3,500 on February 27. It had been available for rent for 205 days before it was rented.
My neighbor Randy is putting his home on the market soon. Randy is a jack of all trades, an exquisite landscape designer, gardener, and fix it man. He performed various repair jobs for many of his neighbors in the McLean Hamlet. I have a garden filled with daylilies that he gave my family many years ago. Although his home does not appear to be especially large, looks can be deceiving. A true feature of this home is the .43 acre lot, which is larger than average in the Hamlet. The lower level walks out to a rear yard with a variety of plantings. The main level has a deck off the kitchen that looks over the spacious yard. A wide variety of plantings and trees behind this home delivery a special feeling of privacy that is very rare in this large neighborhood.

The list price of $874,800 was well below the neighborhood average of $909,000 since 2012, and $50,000 less than the home next door at 1357 Macbeth that went under contract in two days. Thus, it is no surprise that the home sold above the list price.
