8019 Lewinsville Road Sold for $785,000

The home at 8019 Lewinsville Road on the market for 8 days earlier this Spring has sold for $785,000. It was listed for $784,900, and went under contract.  The initial contract on this home fell through, but another buyer stepped in before the home was available on the market a second time.

Some observers of the McLean Hamlet real estate market who watched several homes sell at prices above $1,000,000 this year may wonder why this home sold at this price.  Typically, when looking at historical sales data for the McLean Hamlet, homes on Lewinsville Road sell at lower prices than homes in the interior of the neighborhood.  Additionally, listings on Lewinsville Road are usually on the market for more days as well.  Over the past 20 years homes on Lewinsville Road in the McLean Hamlet averaged 98 days on the market.  This home sold in just 8 days.

The buyer of 8019 Lewinsville Road lived previously in the McLean Hamlet before relocating outside the neighborhood in 2012. When circumstances required another relocation, this buyer acted quickly and purchased the home to get back to a great location in the sought after McLean Hamlet.

If you do and you are waiting for homes to hit Zillow, Redfin, or other internet sites before you learn about a home for sale, you may continue to miss out on opportunities to find your dream home.  The home at 8102 Birnam Wood Drive, which was not yet listed for sale, went under contract on June 5.  The home, which had a “Coming Soon” sign in the yard, had a list price of $925,000, and is scheduled to close on June 29.

This home underwent lots of work earlier this Spring, and the coming soon sign went in the ground over a week ago. It was obvious that the owners were preparing it to be sold. I walked past this home several times over the past week while the sign was in the yard and observed that it was well maintained home that would sell quickly.

This particular buyer may have found a great deal. In my experience, a home at a price of $925,000 in the McLean Hamlet, would have drawn lots of interest and possibly multiple offers.  There should be a happy buyer who is planning to move into the Hamlet this month who snapped a home up before other buyers had the opportunity. 8111 Touchstone Terrace Sold for $875,000

An agent at Keller Williams McLean is now the former owner of 8111 Touchstone Terrace. Judy Clark, a long-time McLean Hamlet resident/owner has sold her home to a buyer represented by another agent in my office for $875,000.  The price represents the value of a lot in the McLean Hamlet for the buyer, who plans to construct a new home and live there for many years to come.

This home was not listed on the market. Judy had indicated a desire to sell the home in the summer of 2017, and was actively looking for a buyer who would provide her asking price, which was actually higher than this sale price. She asked me to price the home last July, and I can say she received a considerably higher amount than estimated a year ago. Congratulations Judy!

1325 Cordelia Court Coming Soon for $1,400,000

A home in the McLean Hamlet has been advertised as coming soon with a price of $1,400,000.  My research of past listings indicates that the list price will be the highest list price of an original Hamlet home that has not been torn down or had an addition added on the home.

1325 Cordelia Court is listed as having 5 levels, with 6 bedrooms and 3 full and 1 half bathroom. The listing also states that there is an in-ground salt water pool in the back yard. The lot is .40 acre, which is on the larger side of properties in the McLean Hamlet.

The home is scheduled to be listed for sale on June 1, 2018.
