This transaction is the highest selling home in the McLean Hamlet since 1341 Macbeth Street sold for $1,236,000 in November 2015. Like 1341 Macbeth, the home at 1318 Titania Lane had undergone extension renovations, including an addition featuring a new master bedroom. This home was on the market for 35 days.
Since January 2012, 19 homes have sold for over one million dollars, including five homes for more than $1,190,000. The average sale price of the 90 homes sold in the McLean Hamlet since January 2012 is $916,342, according to the local multiple listing service, MRIS, of which I am a subscriber.
A home was listed for sale in the McLean Hamlet yesterday. It is located at 1355 Macbeth Street and is priced at $874,800. An open house will be held today from 1-4 pm. The home is a split foyer that was renovated extensively after it was purchased in 2010 by the buyers.
The home has five bedrooms and three full bathrooms. Three bedrooms are located on the main level upstairs, and two on the lower level. It features hardwood floors on the main level, an updated kitchen with stainless steel appliances, and a bump out addition that adds living and dining space.
I predict this home will not last long. The owners, who own multiple homes in the McLean Hamlet, and therefore know the market well, have priced this home lower than a nearby home of comparable size and quality that sold for $935,000 in January, 2017.
A new listing hit the market in the McLean Hamlet. The home is located at 1307 Titania Lane, a two-level rambler with four bedrooms, three full bathrooms, and a two car garage on a .37 acre lot. This home is also available for rent at a price of $4,500 per month.
The list price of $1,249,000 is currently the highest in the neighborhood right now for an original (non-teardown) home. The has been extensively renovated. Photos show that interior walls have been removed to open the main level floor plan, which features hardwood floors. The kitchen is now accented by pendant lights above an eat-in island with granite counters, and new stainless steel appliances have been installed. The bathrooms have been completely refinished with new tile and granite vanities. The lower level of this home features a bump out addition off the back of the home with a wall of windows providing lots of natural light. The addition has an added benefit of providing a terrace off the main level accessible from the dining area.
The original owner purchased the home in 1966 for just under $40,000. The home was purchased for $760,000 on September 16, 2016 according to the Fairfax County tax administration website. That website states that the home was sold under “duress (liquidation, forced sale, etc). Tax records show the home was purchased by Hamlet Investment LLC, a corporation registered with the Commonwealth of Virginia State Corporation Commission with a principal address at 1305 Titania, the home next to this one.

The construction of a new home at 1308 Macbeth appears to be nearing completion. The original home was demolished in October 2016, and Sekas Homes is building the new home pictured. The new home has over 5500 square feet of living space on three finished levels, a two car side load garage, and a deck in the rear of the home. The home is listed for sale for $1,699,000.
I have been watching the construction of this home closely, as it is located in my back yard. Sekas Homes is a long established builder in this area, with a reputation for quality construction and design.
Sekas Homes completed another project just a few doors down at 1314 Macbeth in 2016. below are before and after photos of the project. The home that was torn down at 1308 Macbeth was the same model as the one removed from 1314 Macbeth.
